Land South of A120 and North of Stortford Road is a strategic employment allocation in Great Dunmow comprising approximately 18 hectares (2 million sq ft) of developable employment land within a 27.3-hectare site. The scheme accommodates industrial, logistics, office and R&D uses, creating a major employment destination adjacent to the A120 and Stansted economic corridor.

Located adjacent to the A120 and close to Stansted Airport, the development is intended to create a major economic and employment destination with strong connectivity to the strategic highway network and sustainable transport infrastructure.

Transport planning work focused on developing a sustainable transport strategy, identifying access arrangements from the strategic highway network, promoting active travel and public transport connectivity, and supporting the integration of employment uses within the wider growth area.

The planning application is expected to be submitted in September 2026.
