Bourn Quarter is a high-quality commercial development located at Bourn Airfield, between Cambourne and Cambridge, providing a mix of R&D, light industrial, warehouse and office accommodation in a highly accessible location. Rovia is providing post-application transport support for Phase 3, which comprises a single building of up to 7,800 sqm of flexible commercial floorspace (Use Classes E(g)(ii), E(g)(iii) and B8) together with associated infrastructure.

Associate Director Georgina Stephens has been involved in the project since its inception, having supported the original hybrid planning application for Phases 1 and 2 and the subsequent RMA for Phase 2, which was approved in 2023. Across the various phases, Georgina has provided strategic transport advice, working closely with the design team and local authorities to develop a movement strategy that supports the site's growth while promoting sustainable access and maintaining efficient connections to the surrounding transport network.

Phases 1 and 2 have now been successfully delivered, providing approximately 31,130 sqm of commercial floorspace. Phase 3 will further strengthen Bourn Quarter's role as a key employment location, delivering high-quality space for research, innovation, industrial and logistics occupiers within the Cambridge growth corridor.

Phase 3 was granted consent in April 2026.
