Rovia was appointed by Charterhouse to support the promotion of an industrial and logistics development at Land at Tempsford Road, Sandy. Benefiting from its proximity to the A1 and access to the Strategic Road Network, the scheme seeks to deliver up to 14,459 sq m of high-quality employment floorspace, creating new opportunities for business growth, investment and job creation in a highly accessible location.

A key challenge was balancing the operational requirements of a modern employment development with the characteristics of the surrounding highway network and local community. Through proactive engagement with stakeholders, the project developed a coordinated access and movement strategy that enhanced connectivity for all users, including improved walking and cycling links, while addressing concerns relating to HGV movements and local traffic impacts.

The transport strategy was instrumental in demonstrating how the site could be developed sustainably, maximising the benefits of its strategic location, supporting economic growth and providing enhanced transport infrastructure for the wider area.
