Rovia was retained by Canmoor to provide transport planning advice for the redevelopment of an existing industrial unit at Whittle Industrial Estate. The proposals will replace a vacant 4,189 sqm B2 general industrial building with two flexible commercial units totalling 4,845 sqm, capable of accommodating light industrial, general industrial and warehousing uses.
A key focus of the project was ensuring the redevelopment optimised the site’s operational efficiency while providing safe and sustainable access for future occupiers. Rovia advised on the layout and design of new service yards to accommodate commercial vehicle movements, developed an appropriate car parking layout and secured cycle parking in accordance with current standards.
The proposals will also deliver enhanced pedestrian access and circulation, providing safe and suitable routes for employees and visitors. By balancing operational requirements with sustainable transport objectives, Rovia helped support the delivery of a high-quality redevelopment that improves the functionality, accessibility and long-term viability of this established employment location.
The planning application is expected to be submitted in 2026.
